The way is clear for work to begin on a 100% affordable scheme in Brent, with Clarion Housing Group confirming the purchase of a vacant site from property development company R55 to deliver 251 affordable homes.
And 137 homes – over half of them affordable – are coming to Croydon after the borough’s planning committee approved L&Q’s plans for another vacant site.
In Brent, the plan pitches the borough’s tallest building – 27 storeys consisting of 215 shared ownership homes and 36 homes for affordable rent to be known as Minavil House.
The £63m transformation in the heart of the borough’s Alperton Housing Zone is expected to get underway later this month.
Peter Mahoney, chief executive of R55 Group, said: “Our plans will transform a vacant, two-storey commercial building into a vibrant community with something for everyone – affordable homes, affordable workspace, a supermarket and café next to the canal.
“As the tallest building in Brent, this elegantly designed scheme by FAL Architects will put Alperton on the map as well as opening up parts of the Grand Union Canal to the public, benefitting both new and existing residents.”
Councillor Shama Tatler, lead member for Regeneration, Highways and Planning at the London Borough of Brent, said: “We’re building a borough fit for the future and this redevelopment will make a great contribution to that.
“Like many boroughs, we need more homes for our residents, and this 100% affordable scheme is delivering 251 essential homes, along with affordable workspaces and job opportunities in Alperton.”
Extending the partnership, Clarion and R55 have recently submitted a separate planning application to build 258 new homes on Dudden Hill Lane in Dollis Hill.
This scheme will deliver 258 homes in total – 114 shared ownership homes, 54 affordable rented homes and 90 homes for private sale.
Philip Browne, new business and partnerships director at Clarion, said: “The Minavil House redevelopment prioritises high-quality, affordable housing and will significantly improve the local area by providing much-needed new homes, workspace and new jobs.”
Christopher Benham, group chief executive of HG Construction, which has recently been appointed as the contractor to deliver the redevelopment, added: “Alperton is undergoing a transformation, and the redevelopment of Minavil House is the last piece of the regeneration puzzle.
“We look forward to working with our partners, the community and the council to deliver this canal-side development and the benefits it will bring to Alperton.”
The redevelopment is expected to be complete by 2022.
In Croydon, L&Q has the go-ahead for 137 new homes, including 53% affordable housing, on a long-term vacant site consisting of a part eight and part 18 storey building in the Addiscombe Road area – with work is expected to start on the site this year.
